After two months of declining share prices, Arena REIT saw a significant boost.

The share price rose to $2.35, an increase of 13% from the previous day's closing of $2.08.This change wasn’t driven by improvements in earnings or interest rates, but instead by a possible shift in the management of a substantial portion of Arena’s properties. Arena REIT owns childcare centres and rents them out to operators, so the financial stability of these operators directly affects the trust’s performance. Here is the sequence of events, the unresolved issues, and one point that may have been overlooked.

How the Arena REIT Share Price Fell

The decline began on 10 August when Arena announced that Edge Early Learning, one of its tenants, had requested lower or delayed rent payments and then missed its 3 August payment.

Arena responded by sending default notices, which led to a sharp sell-off. The share price dropped by nearly 22% in a single day.

Edge Early Learning rented 31 of Arena’s sites and contributed around 14% of the yearly rental income.

Think of it like owning a strip of shops where your largest tenant stops paying. This can lead to more vacant units, legal actions, and difficulty finding new tenants.

Annual financial results were released on 21 August, which were delayed to allow for a revaluation of Edge’s properties.

Despite this, the results remained strong with net operating profit up 8% to $79.1 million, and gearing at 24.5%, which is well under the 50% limit. However, Edge entered voluntary administration on 26 August. By early October, the share price had fallen by 38% over the past year.

What Goodstart Brings to the Table

On 7 October, the administrator of Edge signed a conditional agreement with Goodstart Early Learning, a large not-for-profit provider, covering 31 Edge centres.

Twenty of these are located in the 27 buildings that Arena owns and Edge previously occupied. Goodstart already pays Arena more rent than any other tenant, accounting for about 19% of Arena’s income. Investors saw this as a positive development.

Transferring the sites of a failed operator to an established company can reduce the risk of unoccupied properties and the costs associated with finding new tenants.

However, it doesn’t guarantee current rental levels.

The broader market context may have also played a role.

Property stocks had rebounded the day before from their lowest level since early last year, and Arena itself rose by about 5% on 6 October.

What’s Confirmed So Far:

  • Rent continues to be received from all 27 Edge-occupied buildings.

  • Arena has around $4 million in guarantees and deposits acting as a buffer.

  • By 13 October, binding sale agreements were in place for other Edge centres, and four potential tenants, including Montessori Academy, were named for Arena’s last seven sites.

What Could Still Affect the Arena REIT Share Price

My take is that the 13% increase is less significant than the underlying reliance on a single tenant relationship rather than the properties themselves.

This concentration can be beneficial when tenants perform well but risky when one tenant faces challenges.

The Goodstart deal is conditional.

Its CEO described it as still in early stages, with checks only beginning and no price yet set. Arena also needs to approve the lease transfers, and it has kept its legal options open.

Additionally, income levels are a concern.

The FY27 distribution guidance is at least 18.0 cents per share, down from 19.25 cents, assuming Edge makes no payments from 1 August. A strong day for the stock doesn’t change that figure.

Interest rates also play a role.

Long-term bond yields hit record highs on the same day, which generally puts pressure on property trusts, regardless of tenant news.

Key Takeaways:

  • The Arena REIT share price increased by 13% on 7 October, from $2.08 to $2.35.

  • The trigger for this change was a conditional deal with Goodstart Early Learning for 20 of the 27 Edge-occupied centres.

  • While rent continues to be received, due diligence and lease approvals are still pending.
